About the property

Beautiful Skjelve enjoys a glorious position on Nes, in the middle of lake Mjøsa. The soil is rich, and the lake's moderating influence and the fertile cultural landscape create some of the best conditions in Norway for active farming. It is also a wonderful place to live.

The farm comprises two houses, farm buildings, a beach cabin, a mountain summer farm, its own small harbour and approx. 700 metres of south-facing shoreline on Mjøsa. There are 346.6 decares (daa) of fully cultivated, irrigated land in two large fields.

Østre Skjelve enjoys a superb position on Nes in Hedmarken. The farm comprises 346.6 decares (daa) of fully cultivated, irrigated land, some woodland along the shore and approx. 700 metres of shoreline on Mjøsa with its own small harbour. At the heart of the property lies the farmyard, beautifully positioned with extensive gardens and a substantial collection of buildings. The residential and working yards are largely separate with their own access roads: the residential yard has the main house, a stabbur (traditional storehouse) and a log cabin, while the working yard has the main barn/farm building, potato store, grain dryer and tractor garage. Beyond the yard there is a cosy beach cabin by the harbour to the south, and the secondary dwelling at Skjelvevegen 95, approx. 350 metres north-east of the farmyard.

The main house enjoys wide views to the south over a large front garden. A full renovation is planned and has begun, with the ground floor and part of the first floor stripped out. The project was designed to retain the façade and structure while replacing essentially all interior spaces. The house has a total usable floor area of 357 m², rising to 397 m² once the garage is incorporated into the living space. The architect's drawings can be taken over.

The secondary dwelling (kårbolig) was built as a farmworker's cottage in 1938 but was extensively upgraded in 2024, so that in practice only parts of the original frame remain. Inside, a new layout has been created with new finishes, wiring and plumbing; the bathroom and kitchen have been replaced, and the windows, doors, cladding and roof are all new. It is now a smartly renovated home with modern finishes and fittings, and can be lived in while the main house is being restored.

The farm buildings at Skjelve include a stately barn, originally built in the 1800s and later extended and restored in the 1900s. Its current agricultural use is limited, but it could readily be brought back into service; whether to renew it or build anew is a question of both cost and aesthetics. The grain dryer, tractor garage and potato store still offer potentially useful functions for the farm. The dryer is a free-standing building, which makes it easier to extend storage capacity if desired. Part of the tractor garage is insulated and currently let to a coffee roastery.

Farmland The cultivated land totals 346.6 daa in two large fields with near-ideal layout. The soil is long-established farmland in good heart, and the climate also suits potatoes, vegetables and berries as well as grain. According to Nibio, the soil quality is mainly very good, and an irrigation system with pump house and hydrants covers the entire area. According to the seller, the drainage is older but still functional. The land is currently let for organic production on a 10-year lease.

Forest Minimal woodland along the Mjøsa shore, with a total productive area of 14.2 daa.

Properties like Østre Skjelve very rarely come onto the open market. The farm is the seller's childhood home, and in her words: «Østre Skjelve offers an exceptional quality of life in every season. Halfway along the 700-metre shoreline lies a newly restored breakwater with a little sandy beach and a small cabin, inviting long summer days of boating, barbecues and swimming on your own land. In winter there is a good choice of ski trails nearby. All year round there are wonderful walks and bike rides on local roads and paths. And at night the silent, starry sky stretches out overhead.»

«In summer the paddle steamer Skibladner passes through the beautiful Nessundet strait several times a day; in winter nature rests and the landscape invites quiet reflection.» Østre Skjelve holds common rights in the Nes common land. The current owner is not a member of the landowners' association and therefore manages the hunting on the property herself. The 700-metre shoreline also carries extensive, exclusive rights to net fishing.

Østre Skjelve lies at the southern tip of Nes, just two minutes from the village of Tingnes with its grocery shop and café. Primary and lower secondary schools, sports facilities and other services are in the village centre of Stavsjø, about 10 minutes' drive from the farm. The lakeside towns of Brumunddal and Hamar are 20 and 30 minutes away respectively, and trains from Hamar to Oslo run every half hour, taking 1 hour 10 minutes. Other driving times: Gjøvik 40 minutes, Lillehammer 50 minutes, Sjusjøen 55 minutes, Oslo Airport Gardermoen 1 hour 30 minutes, Oslo 2 hours.
